Albany is unusual in our patch because most of it is new. The subdivisions that spread north from the 1990s were drained in uPVC, which means root intrusion — the dominant fault in older Auckland — is comparatively rare here. What we see instead is contents-driven: fat, wipes and food waste in family housing, plus the occasional run of pipe laid slightly too flat during a fast build, which then holds water and collects solids. Around Albany Village and the older properties on the western side, the picture shifts back towards jointed pipe and roots.

Local conditions
In modern uPVC drainage the pipe is rarely the problem. Blockages here are usually what went down the line — cooking fat from family kitchens, wipes, and food waste through a disposal unit.
Rapid subdivision occasionally leaves a section of lateral laid too flat. It never quite self-cleanses, holds a little water, and slowly accumulates. A camera pass identifies it quickly.

Generally yes. Most Albany drainage is uPVC with rubber-ring sealed joints, which resists root intrusion far better than the jointed earthenware common in older Auckland suburbs. Roots are not impossible — a damaged section or a poorly assembled joint can still let them in — but they are a much less common finding here than in, say, Mt Eden.
Almost always contents rather than structure. Fat is the usual culprit, building up on the pipe wall over months until something catches on it. Occasionally we find a section with insufficient fall from the original build, or construction debris left in the line. A camera tells you which within the hour.
