Twenty-four questions we get asked constantly, answered properly — including the ones where the honest answer is that you do not need to pay anyone.
Everything on your side of the point of supply is the property owner’s: the pipes inside the house, the gully trap outside, and the private lateral running out to the connection with the public network. The public wastewater main is Watercare’s and they clear blockages on it at no cost to you.
Watercare’s own guidance is that you maintain all pipes, fittings and devices on your side of the point of supply. In practice most household blockages are on the private lateral.
Three signals point to the public main: wastewater surfacing in the street or a public reserve; several neighbouring properties having the same problem at the same time; and every fixture in your house backing up at once with no history of blockages. Different organisations. Wastewater — from toilets, sinks and showers — runs on Watercare’s network. Stormwater — rain off roofs and paving — runs on the public network managed by Auckland Council’s Healthy Waters department. Private pipes of either kind on your property are yours; Auckland Council sets that out here.
Where one private drain serves several properties — common in Auckland cross-lease, infill and unit developments — it is generally a shared responsibility between the owners it serves, and cost is usually split. Your title documents or body corporate rules will say how. It is worth establishing this before the invoice arrives, not after.
Usually not. Under New Zealand tenancy law the landlord is responsible for maintenance and repairs, unless the tenant caused the damage intentionally or carelessly — Tenancy Services explains the split here. A drain blocked by tree roots or a failing pipe is a landlord cost. A drain blocked by wipes or fat could be argued the other way. Tenants do have to report the problem promptly, so tell the landlord or property manager as soon as you notice it.
Slow-draining sinks, showers or baths; gurgling from one fixture when another drains; a toilet whose water level rises before clearing; a sewage smell outside near the gully trap; and water pooling around the outside gully. If more than one fixture is affected at once, the blockage is usually in the shared line outside rather than under a single basin.
The gully trap is the grated dish outside your house, usually near the kitchen or bathroom wall, where waste pipes discharge before joining the main drain. It holds a water seal that stops drain smells coming back up. It is also a deliberate weak point: if the drain downstream blocks, the gully overflows outside instead of backing up inside the house. An overflowing gully is bad news, but it is the system working as designed.
Because something physical is there. Roots through a cracked or open joint, a section that has dropped and now holds water, a partial collapse, or fat building up on a rough pipe wall. Clearing treats the symptom. A CCTV survey is the only way to see which of those it is.
In older Auckland housing, tree roots through failing earthenware or concrete joints. In newer housing, what goes down the drain: cooking fat, wet wipes (including ones sold as flushable), sanitary products, food waste and coffee grounds. Then a long tail of one-offs — building rubble left in a line after a renovation, a collapsed section after ground movement, or stormwater wrongly connected into a wastewater line.
They pass through the toilet, which is all the label really claims. They do not break down like toilet paper. In a drain with any roughness, a root, or a slow section, wipes catch and build into a mat that then traps everything else. They are one of the most common causes of avoidable blockages we see. Bin them.
Most straightforward residential blockages cleared from an accessible outside gully trap sit in the low hundreds of dollars. Hydro-jetting and CCTV surveys cost more; excavated repairs and relining are a different order again. The drivers are access, depth, pipe condition and the equipment needed — not really the suburb. No. Describing the problem and getting a realistic price range costs nothing. A firm written quote for repair work follows a CCTV survey, because nobody can honestly price an underground repair without seeing what is down there.
The agreed price stands for the agreed work. If we open up the drain and find something materially different — a collapse, asbestos-cement pipe, or a fault on a line nobody asked us to look at — we stop, show you, and re-quote before continuing.
Not always. If the gully trap and access points are reachable without going through the house, an unlocked gate and a phone call is often enough. If we need a decision on the spot, or access to inside fixtures, someone needs to be there.
Non-urgent work is usually within 1–2 working days. Active overflows we aim to attend the same day, and emergency callout runs 24 hours, 7 days including public holidays.
Rodding pushes flexible rods through a soft blockage — quick and often enough. A drain machine or electric eel spins a cutting head for firmer obstructions and light roots. Hydro-jetting uses high-pressure water to scour the full pipe wall rather than boring a hole through the middle of the blockage. Jetting costs more and is the right call for fat, silt and heavier root masses.
Roots rarely break sound sealed pipe. They find moisture already escaping from a failing joint or hairline crack and grow towards it. Once inside they thicken and catch debris. That is why cutting roots without finding the entry point buys a year or two rather than a solution.
Often no. Relining installs a resin liner inside the existing pipe and cures it in place, sealing cracks and root entry points without excavating the whole run. It suits pipe that is cracked or leaking but still continuous. A fully collapsed or badly deformed pipe usually needs excavation. A CCTV survey decides which.
For an older Auckland property with mature trees, it is one of the better-value checks you can run. Building inspections generally do not include the underground drainage, so a lateral full of roots or a collapsed section is exactly the sort of thing that is invisible until after settlement — and expensive after it.
Not to clear one. The PGDB allows a homeowner to clear a blocked drain provided it does not involve altering or repairing the inspection pipe or ventilation pipe. Installing, altering or repairing a drain is restricted work and must be done or supervised by a licensed person. You can check any licence on the public register free.
Rarely, and it can make things worse. Caustic products may shift a soft soap or hair clog in a basin waste, but they do nothing to roots or a collapsed pipe, they sit in the standing water of a fully blocked line, and they make the job hazardous for whoever opens it up next. If a drain is fully blocked, skip the chemicals.
Wastewater coming up inside the house; a gully trap overflowing across the property; every fixture backed up at once; or sewage surfacing where people or pets can reach it. Those are same-day problems, and our emergency line runs 24/7.
Stop using every water fixture in the property — taps, showers, toilets, washing machine, dishwasher. Each one adds volume to a system that has nowhere to put it. Keep people and pets away from any standing wastewater, and if it is safe, lift the gully grate so the overflow goes to the gully rather than back into the house.
If wastewater is actively escaping, call now. Contained damage is cheaper than spread damage, and the health risk is real. If a single basin is slow and nothing is overflowing, morning is fine.
